Job Description:

Job Summary:  

Under supervision of the Maintenance Supervisor, the Groundskeeper is responsible for maintaining the community grounds of the assigned property in an attractive condition. The Groundskeeper will be aware of and operate within OSHA (Occupational Safety & Health Act) Standards and company safety policies at all times. 

Incumbent is expected to have excellent attendance and communication skills, possess the ability to build lasting business relationships, and exhibit professionalism.

Job Duties and Responsibilities

  • Practices OSHA standards and company safety policy
  • Continuing education of safety training as required by company and/or State and Federal Law
  • A hazard assessment form will be completed before beginning any task
  • Watering lawn, shrubs and flowers, mow, trim, fertilize and raking lawns
  • Trimming shrubs, plants and small trees, tending to flowers and pulling weeds, and spraying insecticides
  • Maintain watering and drainage systems
  • Turning soil and reseeding lawn
  • May be required to paint exterior of buildings, pick up litter/trash on grounds daily, replace light bulbs for outside lighting, install and maintain fences and gates, care for the pools, assist in inventory control and upkeep of grounds equipment and supplies, assist with any emergency maintenance situations as they arise as well as assist with any after hour emergency situations such as fire watch
  • Responsible for performing scheduled maintenance on all equipment, based on the manufacturer’s recommendations and operating manuals
  • Maintain all lawn and cleaning equipment according to manufacture and company procedure guidelines
  • Responsible for routine pressure wash/blowing of walks and breezeways; clean light globes
  • Willing to participate in a standby emergency schedule for evening, weekend and holiday coverage
  • Frequent – no less than one time per day – verbal and written communication with supervisor
  • Reporting unusual or extraordinary circumstances regarding the property, co-workers, or residents
  • Maintaining the required property uniform and ensuring a professional appearance and attitude at all times
  • Ensure storage areas and entrances are locked and adequate lighting of areas is maintained at all times
  • Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in the common areas
  • Assists other team members when necessary
Job Qualifications:

Knowledge, Skills and Abilities (KSAs):

  • Clearly communicate verbally, in writing and ability to read in English
  • Read, understand and follow instructions contained in handwritten/printed work orders, provide handwritten/typed responses to same, and complete handwritten/typed reports in accordance with company procedures
  • Read and understand various manuals, instructions and other printed materials, such as regulation manuals, procedures manuals, warning labels and directional labeling on materials needed to perform various tasks
  • Work under time constraints
  • Safely lift and carry weights up to fifty (50) pounds without assistance
  • Frequently, and possibly, for long periods of time: walk, stand, bend, sit, climb or balance, stoop, kneel, crouch, or crawl
  • Specific vision abilities are required by this job to include: close vision, distance vision, color vision, peripheral vision, depth perception, and ability to focus
  • Safely ascend and descend various types of ladders unassisted
  • Tolerate normal levels of caustic chemicals and pest control chemicals
  • Stay aware of all work-safety requirements pertinent to the position
  • Travel for the purpose of conducting regular property business.  Must have a valid driver’s license
  • Willingness to accept other tasks and responsibilities that may not be strictly related to repair and maintenance
  • Limited computer literacy

 Education and Experience:

  • High School Diploma or Equivalent preferred
  • Prior experience preferred

 Essential Job Functions:

  • Must be able to access all areas of the property’s grounds and structures, including multilevel structures, with or without the aid of an elevator.
  • Safely access all areas of the property’s grounds, regardless of grounds conditions and/or weather conditions.
  • Communicate effectively with supervisors
  • Complete tasks assigned in a reasonable amount of time
